A big investment
When you are purchasing a house, you are investing in a future home for you and your family, and it may well be the biggest transaction and financial commitment you ever make.
We understand the anxiety that this can create and the fact that the procedures involved can appear complicated and unnecessarily time-consuming.
A minimum of fuss
We will provide independent, impartial advice and guidance to help you through the process and to resolve any problems that may emerge.
Our experienced and skilled staff will work closely with you to ensure that the transaction is concluded in accordance with your wishes and with a minimum of fuss.
Selling your house
The legal processes involved in selling a house are relatively straightforward. We will obtain the deeds from your mortgage lender, send a draft contract to the buyer's solicitor and answer enquiries raised. We will also obtain an up-to-date redemption figure for your mortgage, and redeem the mortgage, sending you the net proceeds.
Buying a house
This is more complicated because here we will be seeking to ensure that the house you buy does not involve you in any unforeseen disputes over rights of way, boundaries, fences, restrictive covenants, road charges or other legal entanglements.
We will also carry out local searches and, after receiving the contract from the seller's solicitor, we will check through the documentation and raise any specific queries.
The cost?
Seeing a solicitor is not always an expensive exercise, but it is important for you to know how much any service is likely to cost. We are only too pleased to offer our highly-skilled and efficient services and will, on request, provide a quotation for any conveyancing transaction.
