Home information Packs (HIPs) have been introduced by the Government as a necessary requirement in the process of selling your home. It is a collection of various pieces of information about your property, mostly legal in nature, which tells the buyer more abut the property. It also contains an Energy Performance Certificate, and has to be available before a property is marketed. Because of the legal nature of a HIP, it is vitally important that your solicitor provides it for you.
Your HIP is an important document
The HIP is essentially legal in nature and forms the initial step in the whole legal process of selling your home. It therefore makes sense to involve your solicitor as most of the information contained in the HIP will be used by him, or her, later in the conveyancing. You may be tempted to place the provision of your HIP in the hands of an estate agent or other non-legal organisation. Think carefully. HIPs are important documents and a house sale is a complex process. Are you prepared to allow anyone, other than your
solicitor, to handle this task?
